How to use

  • ● Mainly Saturdays, eve of national holidays, GW, summer vacation period, year-end and New Year holidays, and some specific days are considered as High Season.
  • ● April through March will be set as the calendar's 1 year cycle, and the next year's calendar will be published around September of the pervious year.

Schedule

  • ● The villa usage is limited to 30 nights per year, with accommodation rights granted on a semi-annual basis.
  • ● During the high season, which is the peak period of facility operation, certain restrictions will apply.
  • ● 30 nights per year (including 12 nights during the high season), April to September: 15 nights (including 6 high season nights), October to March: 15 nights (including 6 high season nights)

Reservation application cycle

  • ● Regarding owner reservations: Reservations for the desired dates can be made up to 12 months in advance, based on the check-in date.
  • ● Due to the increase in our brand facilities, both use of other facilities will be available for reservation starting 4 months in advance. Current reciprocal use facilities: “Villa OCEAN” and “Villa SKY” at ESQVA The Heavens Okinawa.
  • ● Dates without reservations will be made available for general booking as vacation rentals (minpaku).
  • ● Regular season dates will be available to the general guests starting 90 days in advance, and high season dates starting 30 days in advance.

  • What is ESQVA Owner’s program?

    This program allows you to co-own a super luxury villa (30/365 ownership), enabling you to enjoy 30 nights of use per year with a reduced initial investment.

  • What happens when i can’t use all my nights?

    If you are unable to use all 30 nights in a year, we will buy back up to 15 nights annually. The rental income from these nights can be applied toward management fees and other costs. No need to worry about rental procedures or reservation management—we handle everything for you.

  • What about maintenance, cleaning, and property management?

    Our company handles all aspects of operations. The management fee covers all facility operating costs, including property maintenance, cleaning, utilities, and the replacement of linens and amenities.

  • Can I sell my ownership?

    Yes, since it is a real estate asset, you can sell your ownership.However, a minimum holding period of three years is required after purchase. After the three-year period, we will assist you with the resale process.

  • What are the benefits of ownership?

    Ownership allows for depreciation, resale, and inheritance. Unlike membership-based services, you are purchasing actual real estate ownership.
